The top sale was 525 Fellsway East at $890,000, sold Aug. 13 from Matthew D. Mendolera and Michael D. Schamann to Joseph James Bivona III and Colleen Erin Yancey. Ten of the 15 transfers, including two on Hancock Street, involved matching surnames between grantor and grantee, consistent with family or trust transfers, and none of those 10 had a price recorded. The data shows a high share of non-arm's-length transfers rather than a clear read on open-market demand.
