Malden records 15 property transfers, most kept sale prices private
Malden recorded 15 property transfers between Aug. 7 and Sept. 5, but only five listed a sale price, ranging from $510,000 to $890,000 with a median of $795,000. The top sale was 525 Fellsway East at $890,000, sold Aug. 13 from Matthew D. Mendolera and Michael D. Schamann to Joseph James Bivona III and Colleen Erin Yancey. Ten of the 15 transfers, including two on Hancock Street, involved matching surnames between grantor and grantee, consistent with family or trust transfers, and none of those 10 disclosed a price. The data shows a high share of non-arm's-length transfers rather than a clear read on open-market demand.
