Malden Home Sale Prices Show Wide Range Amid Trust Transfers in Late June

MALDEN -- The South Middlesex Registry of Deeds recorded 14 property transfers in Malden between June 26 and July 25, ranging from a $455,000 condominium unit to a $30 million sale on Green Street that was more than 23 times the size of the next-highest recorded price.

MARKET OVERVIEW Fourteen property transfers were recorded in Malden during the period, with eight of the 14 disclosing a sale price. Disclosed prices ranged from $455,000 to $30,000,000, and the median sale price among those eight was $927,500. Taken on raw count alone, 14 recorded transfers in a single month is a modest volume, and six of the 14 were trust, estate, or life-estate transfers rather than open-market sales, meaning fewer than half the recorded deeds represented straightforward buyer-to-seller transactions with a disclosed price.

TOP SALES The period's largest transaction was 59 Green St., which sold for $30,000,000 on June 29. The seller was listed as Cuticura Associates LP and the buyer as Robinson Cuticura CB LLC. The next-highest sale was 11 Marlboro St., which sold for $1,250,000 on June 26; sellers Louie Scibelli and Louis Scibelli sold to Marlboro Street LLC. A Malden property sold for $1,090,000 on July 2, with sellers Prajwal Adhikari and Sushma Bista selling to buyers Brandon J. Koury and Joshua Koury. At 43 Rivers Ln., the property sold for $1,075,000 on June 30; sellers Hannah Belle Porter and Lester J. Lopes Coello sold to Mei Ming Hollander and Benjamin Gaudiosi. Rounding out the top five, 20 Watts St. sold for $780,000 on June 30, with sellers Joseph Patrick Wu and Jennifer A. Yu selling to Liangjie Ou and Huilin Zou.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so transfers are grouped here by price tier instead. In the under-$500,000 tier, one sale was recorded: 111 Devir St. Unit 204A, a condominium unit, sold for $455,000 on June 29. In the $500,000-to-$1 million tier, three sales were recorded: 65 Jacob St. and 42 Newton St., both at $685,000, and 20 Watts St. at $780,000. In the $1 million-to-$2 million tier, three sales were recorded: 43 Rivers Ln. at $1,075,000, the Koury purchase at $1,090,000, and 11 Marlboro St. at $1,250,000. One sale exceeded $2 million: the $30 million transfer at 59 Green St. The remaining six transfers -- at 73 Hill St., 51 Sammett St., 239 Clifton St., 33 Montrose St., 19 Highland Ct. and 171 Walnut St. -- did not disclose a sale price.

MARKET NOTES Six of the 14 recorded transfers involved sellers and buyers with matching or overlapping surnames, structured as trust, life-estate, or family-entity transactions rather than open-market sales: 73 Hill St. (Gibson to Gibson, into trust), 51 Sammett St. (Nguyen to Nguyen and a Sammett Street realty trust), 239 Clifton St. (Yau to Yau life estates), 33 Montrose St. (Tang and Tang to Tang), 19 Highland Ct. (Walsh to Walsh, into trust), and 171 Walnut St. (Visocchi to Visocchi, including a life estate). None of these six disclosed a sale price, consistent with typical reporting for that category of deed. Deed records for the period did not include bedroom, bathroom, or square-footage data, so no price-per-square-foot comparisons are possible. One condominium unit (111 Devir St. Unit 204A) was recorded among otherwise single-address property transfers, and two of the higher-value transactions -- 59 Green St. and 11 Marlboro St. -- involved LLC or LP entities as buyer or seller.
